  • What is the front foot assessment, or water and sewer facilities charge?

    The Water and Sewer Facilities Charge is a 25 year obligation established in 1997 by the original developer of the community in agreement with Anne Arundel County. The founding document can be found in the County Land Records and is referenced in the Deed of each property subject to it in the Windgate community. The last billing period of the obligation is October 1, 2022 - September 30, 2023.


    The general purpose of a front foot assesment is to finance the intial costly outlay of capital to install the water and sewer system within the project.

  • What type of payment methods do you accept?

    We accept check and money ordered delivered to Post Office Box 4392, Crofton MD 21114.

  • How is the assessment billed? And paid?

    Water and Sewer Facilities Charges are billed once per year to owners of record in September. The assessment is due October 1st of each billing period, which runs October 1st - September 30th the following year.


    The fee for garden condo units is $200 yearly and $250 for townhome units yearly.


    The annual assessment may be paid by owners in 4 equal installments if they choose. If so, installment payments are due on the 1st day of October, January, April, and July respectively. Late payments or late payment installments may be subject to late fees.

  • When and how do late fees get assessed?

    A late fee may be assessed if payment - in whole or in installments - is not received by October 25th of each year. Owners opting to pay installments must have installment payments received by the 25th day of the each installment.


    Thus, if an owner's balance, including late fees and charges, equals or exceeds an allowable balance, which assumes payment by installment, the account is subject to a $10 late fee. Allowable balances are as follows:


    • October 25th: $150/condo and $187.50/TH
    • January 25th: $100/condo and $125.00/TH
    • April 25th: $50/condo and $62.50/TH
    • July 25th: $0/condo and $0/TH

  • I am selling my home - what should I do?

    The sale of a unit does not eliminate the obligation to pay front foot assessment and the charges incurred while you were the owner.


    Once you have made the decision to sell, advise your agent that there is a front foot assessment associated with your home. Have the agent contact us for more information.


    Also let your settlement/title company know - they should find the obligation  when they do the title research, but extra notice never hurts.
